Q.1. How Would I Find the Passwords to Access Outside MLSs? |

To access the new passwords for our outside MLSs on Tempo follow the directions below:
- From the Navagation Bar, Hover over Member Info - From the drop down menu, click SoCalMLS Info - Scroll down until you see Access to Outside Passwords - Click on the MLS you wish to access - A file will open up with the new passwords as well as a link to the system - Click on the link, enter the passwords and you are there!

Q.2. Is There a Complete Tempo Manual? |

Yes! It can be found on the Tempo System for viewing online or you can print a copy for yourself.
- From the Navagation Bar, Hover over Member Info - From the drop down menu, click SoCalMLS Info - Scroll down until you see Tempo Training Schedule and Training Materials - Click on COMPLETE Tempo Training Manual - From here you can look up and/or print the function you need help with or Print the entire Manual.

Q.3. Is There a Company that Takes Pictures of Listings for the MLS? |

For those agents who do not wish to input their own photos - photos can be orderd (for a nominal fee) directly from the Tempo system.
Order Other Media:
1) From the Navigational Bar hover over 'My Page' 2) Click Add/Edit 3) This brings you to the 'View Menu' screen. 4) Using the 'Show Listings by MLS Number' - Enter the listing MLS number 5) Click 'Show Listings by MLS Number' 6) This takes you to the 'Property List' screen 7) Click 'Order Other Media' This Links you to California MLS Photos where you can select from a range of photo packages.

Q.4. Where On the Listing Does Attached/Detached Garage Go? |

When adding listings it is extremely important to be aware of the difference between Attached/Detached property and Attached/Detached garage.
The field titled 'Property Attached/Detached' is where you enter whether the property itself is attached to another property or stands alone.
The field titled 'Parking Type' is where you enter if the garage is attached to the property or stands alone.

Q.5. What are the Definitions for the Stories field? |

ONE LEVEL – used for single story single family res
TWO LEVELS – used for two story family res and two story condo
THREE OR MORE LEVELS – used for three or more story single family res and three or more story condo
GROUND LEVEL – used when condo in a multistory building is located on ground level
MID LEVEL - used when condo in a multistory building is NOT located on ground level or top level
SPLIT LEVEL – usually a single family res that has multilevels and levels are half stories
TOP LEVEL - used when condo in a multistory building is located on top level

Q.6. How Current are the Tax Records? |

A question that is often asked of SoCalMLS is, "exactly how current are the tax records on the MLS System?". On Tempo this information is at your fingertips!
- Click on TAX from the Navigation Bar, this will link to the Realist.com
- Click on LAST SALES UPDATE, this will give you a breakdown by county of when tax records were last updated.
- To exit tax, click the X at the top right corner of your screen.

Q.7. How Can I View and Select Listings From the Search Results Screen? |

Viewing, Selecting and Printing listings from the search results screen can be done all from one location.
From the Search Results, simply click on the ML Number of any listing. At the top of your screen you will see action buttons.
From Right to Left:
Full Report Cick down arrow for a list of reports to view and print your listings Select Click here to select this listing for further action Next>> Click here to view the next listing <<Prev Click here to view the previous listing To List Click to return to Search Results Screen where all your selections will be highlighted and you now have access to all your output options.

To change your contact information on the Tempo system follow the directions below:
- From the Navigational Bar Click MEMBER INFO - Click EDIT MY ROSTER Tab - The Information screen appears with your contact data. - From here you can add or modify:
Preferred Phone Preferred Fax Mobile Phone Home Phone Pager # E-Mail Address Website Address
Once your changes have been made click UPDATE INFORMATION to save.
It is important to remember that these changes have been made to the Tempo system only. Please notify your local Association to update your records there as well.

To access Incomplete listings simply follow the steps below:
1) From the Navigational Bar hover over 'My Page' 2) Click Add/Edit 3) This brings you to the 'View Menu' screen. Make sure your name is in the box to the left 4) Using the 'View by Agent' search - In the 'Show Only:' window scroll down until you see Incomplete, CLICK on Incomplete 5) Click the property type of your listing in the box below 6) Click 'Show Listings by Agent' 7) This takes you to the 'Property List' screen 8) From here you can complete/delete your incomplete listing(s)

Find any Field in your Tempo Input and Search Screens, in three easy steps!
1) Press the Ctrl and F keys simultaneously to bring up the Find Window 2) Enter Full or Partial Field name in the 'Find What' Space 3) Click Find Next button until you arrive at the field you seek
Also works well if you have 250 listings in the 1-line format and want to find a street name.

Q.12. What are the Definitions for the Listing Agreement Options? |

Exclusive - A real estate employment contract with a broker by which only that broker may sell the property and cooperation of other brokers is not solicited. In other words, the listing broker himself must locate and represent the buyer. Exclusive listings need not be entered into the MLS. These listings will not be sent to any Internet sites.
Exclusive Agency - A real estate employment contract in which a seller hires a broker to list his or her property for sale, with the understanding that the seller retains the right to sell the property directly to a buyer not produced by the broker without paying a commission. The listing broker may publish the listing in the MLS and cooperate with other brokers to sell the property. The nature of the listing must generally be disclosed, because it places cooperating brokers at risk of losing a client to the seller.
Exclusive Right With Exception
Exclusive Right To Sell (also referred to as Exclusive Listing) - A real estate employment contract in which a sellar hires a single broker to list his or her property for sale. The broker may publish the listing in the MLS and cooperate with other brokers in the sale. The broker is entitled to receive a commission regardless of who actually sells the property. For example, if the sellers decide to sell to a relative, the broker would still be entitled to a commission.
Net - A listing of real property that permits the list- ing agent to keep any consideration received over an amount guaranteed to the owner. This practice is fraught with ethical quandaries, so much so that such a listing arrangement is illegal in some states.
Open - A listing of real property wherein more than one broker is permitted to offer a property for sale under separate listing agreements.
Probate - A sale of real property of a decedent with the consent of, or at the direction and supervision of, a court of competent jurisdiction. Probate sales of real property listed by a real estate broker may require court confirma- tion and may be subject to overbid by other potential buyers at the confirmation hearing.
